How much does a new roof cost in Manchester?
It depends on the size, the material and how much of the timber underneath needs attention, which we can only see once we are up there. We will give you a clear written quote after a free survey, with no hidden extras. Scaffold, skips and clearing up are always included.
How long does a roof replacement take?
A typical terrace or semi takes about a week, including scaffold going up and coming down. Repairs are usually done in a day. We tell you the timescale in the quote and stick to it.
Do you really do free quotes?
Yes. We come out, look at the roof properly, explain what we found in plain English and leave you a written quote. No charge, no pressure, and no obligation.
Will the work be messy?
Roofing is dusty work but your home should not suffer for it. We sheet up, use a skip or a wagon for the old materials, and run a magnet sweep over the garden and drive for nails before we leave.
Do you work in bad weather?
We will not open a roof up if the forecast is bad, and if the weather turns we sheet it down so your home stays dry. It is Manchester, so we plan around rain rather than pretend it will not happen.
What guarantee do you give?
Our workmanship is guaranteed for 10 years in writing, and materials carry the manufacturer guarantee on top. If something is not right, you ring us and we come back.
Are you insured?
Yes, we carry public liability insurance and can show you the certificate before work starts.
Which areas do you cover?
All of Greater Manchester, out into Cheshire and up to Blackpool. If you are not sure, send us your postcode and we will tell you straight away.
How soon can you come out for a leak?
For an active leak we aim to get someone out the same or next working day to make it safe and dry, then agree the proper repair with you.
Do you work on listed or period properties?
Yes. A lot of our work is on Victorian and Edwardian houses in south Manchester. We match slate and detailing so the roof stays in keeping with the street.
Can you help with an insurance claim for storm damage?
We can make the roof safe, photograph the damage and give you a written report and quote to pass to your insurer. We do not handle the claim itself.
How do I pay?
Bank transfer or card. For larger jobs we agree staged payments in the quote, and you never pay the final balance until you are happy with the finished roof.
Do I need to be home while you work?
Only on the first day so we can run through the plan, and at the end for the walk-round. The rest of the time we just need access to the outside.
